A long history with this client & property, being a home that I managed the rental of for the owner for some time, privately. Supreme location that is well sort after in property booms for redevelopment. Sitting on RMD land, this proposition as presented to the market was always going to draw wide interest from investors, developers & first home buyers.

It did exactly that with a first (& only) Sunday viewing appointment, bringing in excess of 120 people over the hour it was open. This being the highest amount of interested parties I have ever had through a property at a single viewing time in the more than 20 years I have been in this industry. Five written offers presented on the Wednesday with an unconditional contract being accepted at $575 000. This was not the highest offer, it was the cleanest.

Referred from a college, it was an honour to work with the owners on this sale. An immaculately presented property, having been the recipient of detailed maintenance, improvement & upkeep over the years of ownership. This proposition attracted around 80 people to the first Sunday viewing, having gone live on the web the prior Thursday. The first offer written that afternoon and frankly, all 7 of the final agreements presented on the Wednesday would have bought the property – it just got down to the cleanest contract.

From a recommendation, we picked this property up from another agency who had presented it to the market with a fixed price, auction (failed to sell) & back to a fixed price over a 9 week period. The process had not yielded an offer that the owners would accept. Having been fully remodelled/renovated including but limited to; double glazing, fully relined & insulated, diesel central heating (19 panel heaters), rewired, plumbed painted & rooved – this 310m² proposition was that of a new build in a supreme part of the city.

However, this location has a very clear ‘time to sell’, understanding this was crucial to its ultimate performance. The sale of this property was a perfect demonstration of impeccable timing, market & location understanding with a departure from a ‘one size fits all – auction’ culture that simply fails more often than most would imagine.

We achieved a sale price of more than $50 000 over the previously presented offers, plus a cost to sell at more than $35 000 less than the fees quoted by the former Agency.  A more than $85 000 gain to our client at the stroke of a pen.

Purchased as an ‘As is – Where is’ property due to 2011 earthquake damage. Formally the Duke of Cambridge Hotel (1872) and reverted to a residence on the cancellation of its Liquor License in 1894. The property had extensive structural work requirements which were all executed under a Building Exemption Consent. It attracted good interest within minutes of loading the property to Trademe, under offer within the first week. Realistically, a maintenance animal being a total timber building – we lost this first contract on this point. Second offer subject to sale of a peninsula property, these purchasers could not get a sale to confirm on their property, as was our third offer. Our fourth offer stuck – the property was in the market for 14 weeks.
