“Yay, fantastic.. I’m so very happy – thanks Kim. We’d crack the champagne if I wasn’t pregnant. You have done a great job.”

We brought this property into the market under a Deadline Sale campaign, no real comparative sales on this size land (1233m²) & dwelling configuration being so close to the centre of the township. A substantial main home, fitted out yoga studio/gym plus a sleep-out.
Regretfully the Covid-19 lockdown was implemented over the country & continuance of this process was halted.
However, we did get valuable market feedback from those who viewed the property that allowed us to come back with a Negotiable Over price so as to expedite this situation the moment this pandemic situation lifted. We achieved a multi offer.

I have sold many properties for these clients over the past 20 years, they have referred to many more people in their circle of friends and acquaintances. Recommendation is such a valuable attribute in business, such a rarity in this industry.

Their properties are of the most supremely presented homes I have ever sold, the detail to design, finish & furnishing is matched by the fastidious maintenance and care they take with every one of them. Needless to say that these properties sell quickly and for premium prices. We started high on this one and attracted great interest inside the 8 days it took to get under offer.

We presented one contract only as other interest was simply not in a position to put pen to paper. A short confirmation with a long possession date, exactly what was wanted by both parties.

“Thanks Kim – You’re a star!  After we move in to our new place, Tania and I would love to take you out for dinner.”

Having sold property for these owners before, engagement by them was based on trust & professional experience.

We elected to crack straight into presenting this property transparently to the market, due to the current post Covid-19 conditions.

The first week yielded 9 interested parties with only one being in a position to put pen to paper.

Almost on a daily basis, I wrote emails to a person I never met, a person I don’t know what he looks like, a person I wouldn’t recognise if I would pass him on the street. Still, that person did so much for me and not only because of that, for my part, I developed the feeling as if I had made a friend.

And as it always is with friends, it hurts when you lose one. That’s how I feel when I talk about a certain Kim Franklin.

Kim, I don’t know if we will ever meet but shall I ever set foot on New Zealand soil again (which is absolutely possible), I will seek you out and treat you to a nice dinner at a place of your choice. Apart from that, be reassured of my everlasting gratitude.

My owner had returned to Germany, engaged me on the basis of our service offering – Time & Attendance plus Disbursements, he was absolutely adamant.

The peninsula is a niche market, a destination and the property needed to feature the privileged, secluded privacy it offered.

A harbour view and less than 20 minutes from the city centre over the summit road. We attracted many parties looking for a lifestyle, with four offers being in a position to put pen to paper.

“Complete legend, amazing – we got there in the end. Epic, well done us. So happy”.

Purchased as an ‘As is – Where is’ property due to 2011 earthquake damage. Formally the Duke of Cambridge Hotel (1872) and reverted to a residence on the cancellation of its Liquor License in 1894. The property had extensive structural work requirements which were all executed under a Building Exemption Consent. It attracted good interest within minutes of loading the property to Trademe, under offer within the first week. Realistically, a maintenance animal being a total timber building – we lost this first contract on this point. Second offer subject to sale of a peninsula property, these purchasers could not get a sale to confirm on their property, as was our third offer. Our fourth offer stuck – the property was in the market for 14 weeks.

“Thanks again buddy, awesome result, no drama. These people are very close friends, great that this all worked for everyone.”

A vendor client I have sold several properties for, this was purchased ‘As is – Where is’ and underwent an extensive renovation/remodelling. Re piled/ring foundation all under full Building Consent. Its intended use changed where selling this home was now preferable, rather than holding/rented. I formulated a CMA on where the property would likely yield in the current market. The owner had a college who was prepared to make an unconditional offer at this level. Contracts were drafted and the sale confirmed.
